First-time buyer relief
If you and everyone you’re buying with have never owned a home, anywhere in the world, you pay no stamp duty on the first £300,000 and 5% on the portion up to £500,000. If the price is over £500,000, the relief is lost completely and standard rates apply to the whole price.
Second homes and buy-to-let
Buying an additional residential property costing £40,000 or more adds a 5% surcharge to every band. If you’re replacing your main home but sell the old one after completing, you may pay the higher rates first and claim a refund within the time limits.
When is stamp duty due?
You must file an SDLT return and pay within 14 days of completion. Your conveyancer normally does this for you and adds it to the completion statement.
